LITTLE EGG HARBOR, N.J. – More coastal New Jersey homeowners are losing their insurance, and the reason often surprises them. It is not a claim or a missed payment. It is the age of their roof. G.R.M Roofing, a family-owned contractor serving Ocean County, is offering complimentary roof inspections to help homeowners catch these problems before renewal time.
The 2026 Atlantic hurricane season runs from June 1 to November 30. NOAA expects a below-average year, with 8 to 14 named storms. But insurers are not waiting for a big storm to act. A U.S. Senate Budget Committee report found New Jersey had the eighth-highest rise in policy non-renewals in the country between 2018 and 2023, an increase of nearly 70 percent. Coastal counties were hit hardest.
Roof age is now one of the top reasons carriers drop coverage. Many insurers flag roofs that are 15 to 20 years old, even when they are not leaking. Some carriers now use satellite and drone images to check a roof from the air. A worn roof can mean a non-renewal letter, a higher premium, or a switch to actual cash value coverage that pays far less after a claim.
Coastal homeowners face another cost. In Ocean County and other shore counties, many policies carry a separate wind or named-storm deductible. These run from 1 to 5 percent of the home’s coverage amount. On a 500,000 dollar home, a 5 percent deductible means 25,000 dollars out of pocket before insurance pays anything. A roof in good shape lowers the odds of ever reaching that point.
“A lot of homeowners do not know their roof is a problem until the letter shows up,” said Chase Martin, owner of G.R.M Roofing. “We would rather catch a small issue now than see someone lose coverage over it. The inspection is free, and there is no pressure to buy anything.”
G.R.M Roofing inspects and replaces roofs across Ocean County. The company is GAF Master Elite certified, a status held by a small share of contractors nationwide. It is family-owned, licensed and insured in New Jersey, and uses no subcontractors. The team offers complimentary estimates, financing, and 24-hour emergency service, and works with most major insurance carriers.
